Home renovation on Staten Island
Full and partial home renovation on Staten Island, including basements and whole house work.
A house gives a renovation room to breathe. Material can be staged inside, debris can go straight to a container in the driveway, and the crew is not queueing for an elevator. That is why the same work costs less in time here than it does in an apartment.
How far back it goes
A partial renovation keeps the walls and services where they are and changes what you touch: finishes, cabinetry, a bathroom, the floor.
A whole house renovation takes it back to the studs, re runs the services, and lets the layout change. Out here that often includes opening up the back of the house or bringing the basement into use, which are the two moves that change how a family lives in it.
Plenty of houses sit between the two, and the visit is where we work out where yours does.

This is the job that barely exists in the rest of the city and is ordinary here. What decides it is water, in this order: what the grade outside is doing, what the walls are doing, and what the slab is doing. Any finish applied before those are settled is a finish that comes off again.
Where the space is being brought into use as living space rather than storage, that is a change of use and it needs a permit. We tell you that at the visit rather than after.
What decides the cost of finishing a basement
Basement renovation cost follows the order of the work: water first, then what the law asks of living space, then the services, then the finishes.
Water. What the grade outside is doing, what the walls are doing, and what the slab is doing. Where any of those needs attention, that work comes before anything else, and it is the part of the price that varies most from one house to the next.
Making it legal living space. Ceiling height, light, air and a way out are what turn storage into a room you may live in. Meeting them can mean a new window well, a changed stair, or work that needs an engineer to file it. This is where the permit sits, and these requirements decide more of the cost than the finishes do.
Services. A bathroom below the level of the street drain usually needs a pump to lift its waste. Heating and ventilation have to reach a floor they did not serve before. Electrical is the easy one.
Finishes. Flooring, walls, ceiling, lighting and doors. In a basement the finishes are the last and the smallest of the four parts, and they are also the only part a per square foot figure ever describes.
A basement that needs only finishes is a very different job from one that needs the water dealt with and the ceiling raised, and the two can be the same size. We price the four parts as separate lines, so you can see which ones your house is asking for and change what you can before anything is ordered.

Deliveries land at the house. A container sits where the work is. Nothing is carried through a shared lobby, booked into a service elevator, or scheduled around a neighbour. On a full renovation that is measured in days.
What drives the cost
How much comes out before anything goes in, whether services move, whether the work touches the structure, and the finishes. In a house the first and third are the ones that move the number most.

Call to talk it throughQuestions people ask
Do I need a permit to finish a basement?
Almost always, because using it as living space changes what the space legally is. Ceiling height, light, air and a way out are all part of that. It is worth establishing before you plan anything, and it is one of the first things we check.
Can you open up the back of the house?
Often, and it is one of the most common requests here. Whether it is straightforward depends on what is carrying the load above the opening. We establish that at the visit, and where it needs an engineer or an architect to file it we say so rather than quoting around it.
